How it is calculated

Both loans start from the same balance and EMI. In the second, the extra amount goes straight to principal every month, so less interest builds up and the loan closes sooner.

Banks do not charge prepayment penalties on floating-rate home loans to individuals; check your loan terms.

Common questions

Should I prepay my loan or invest?
It depends on the loan rate after tax benefits, your risk comfort and other goals. Prepaying gives a guaranteed saving equal to the loan rate.
Reduce EMI or tenure?
Keeping the EMI and cutting the tenure usually saves more interest.
Do I lose tax benefits?
Less interest paid can mean a smaller interest deduction under the old regime. Compare the net effect.
